Digital photograph showing restored kitchen-door jambs with water table above sill. Water table level, seen after 24-36 hour [2-3 inches] rainfall, is 2 inches above the door sill. [See mitigation plans in DTR09PH42--1001.01.126, DTR09PH66--1001.01.150, and DTR09PH74--1001.01.163]. This "pool" level is a function of a high ambient water table soaking the entry and foundation masonry, and a substantial surface runoff component which combine to saturate framing and masonry to levels a foot above the original cellar floor elevation, and 4-6 inches up the jambs and door {1}. This condition persists for several days until the trapped water percolates out through the earthen fill and bedrock stratum under the building. Both incursion sources have been addressed in the mitigation plan, which will intercept surface runoff cascading down the stairwell toward the kitchen door sill, and divert runoff away from the doorway, exterior stairwell retaining walls, and foundation walls. Installation of a replacement board-and-batten kitchen door will be deferred until water mitigation measures are completed. The restored kitchen floor drain will accelerate the outflow of water from inside the ground level kitchen and root cellar by an exponential time-factor, substantially reducing the duration of saturation and its degrading effects on wooden elements and foundation mortar. The wall in the upper left quadrant of the photo is the restored east-west partition wall between the kitchen and vaulted root cellar, also serving as the northern abutment for the arched ["barrel"] vault. FOOTNOTE: {1} Segments of the jambs and door above the range of the water table are nevertheless jeopardized by the effects of capillary action, which "wicks" moisture upward through the porous cell structure of wood [see the resulting effects in the "bleached" jamb feet in DTR09PH51--1001.01.135]. |
